There are ten achievements. Since free mansion investigation ends when you enter the underground area, check presentation and observation tasks first.
Requirements for all ten achievements
Unlock percentages and completion times are not stated as fixed values. The table lets players check conditions individually regardless of visit order.

Show both Tangle Tower and Case File to Flora, Felix, Fifi, Percival, Poppy, Penny, Fitz, and Hawkshaw. Ordinary character questions and solving suspicions do not substitute for these presentations.

Mansion observation and research checklist
Professional Snoop requires two objects—the family tree and suspect board—while Chemistry or Alchemy? requires three research sources. Do not go underground without viewing the first two research sources.
For Poppy's poems, return after meeting everyone, including Penny, and go through all character topics. Do not assume the poem available on the first visit completes every condition.
Final checklist just before going underground
After opening the harp, check the two presentation achievements, poems for every character, globe, two character documents, three statues, and first two research sources.
Zoom in on the underground desk for the third research source, then confirm the study and ending's normal-progression achievements through completion.
